“Buy My Home!” – Six Indicators That You’re Prepared To Sell

Reality TV has opened people’s eyes to the dynamics of various industries, including real estate.  In the show “Sell My House,” which is hosted by Tanya Memme, she encounters a lot of home sellers that are saying “Buy my home!” but are not yet really prepared to sell, although their property has been in the market for almost a year. There are also those who are selling but Tanya has to wrestle with them to get the go signal to remove unattractive elements — think collections of weird tribal masks or eerie owl figurines.

A lot of times, sellers really just don’t have the right mentality for a sale, so it’s no wonder they cannot snag good offers and seriously interested potential buyers. If you’re one of these people struggling to even get an offer for the property you’re selling, here are six indicators you need to have to assure buyers that you are indeed already prepared to make a sale.

  1. You are already disconnected from your home. When buyers witness that you no longer have any emotional attachment to the house or anything in it, this encourages them to negotiate in hope of securing a better deal offer.
  2. You have cleaned it, gotten rid of clutter, and made some repairs. This means you really want to sell, fast hence you took the necessary steps to present a worthy investment to buyers.
  3. Your house is staged and ready for viewing. Real estate professionals cannot stress enough the importance of staging to appear like you’re thoroughly ready to make a sale.  Staging shows that you have prepared the place to show off its potential in accommodating the new home design that customers have.
  4. You’ve put away any remnants of you and your family’s things. Most people don’t know that it’s actually a bit of a turn-off for buyers to see very personal items in the house during an ocular. Family portraits, medals, trophies and even personalized door tags or plates should be taken down to prove that you’re ready to leave as soon as a deal is closed.
  5. You’ve put the pets in the kennel. Aside from the fact that not everybody enjoys being trailed suspiciously by a dog or cat during a tour of a home that they just might buy, pets also leave an impression on the nose which most people looking to buy a house absolutely don’t like. By putting the pets in the kennel temporarily (of course), you can also clean and get rid of funky animal scents from your floors, carpets, upholstery, curtains, et cetera.
  6. You’ve completely deodorized your home. It’s always about making the effort to create a good first impression.  A clean, fresh laundry-type of scent works, but some real estate professionals claim that the smell of baking is even more appealing to home buyers.  You don’t need to bake, really; just putting apples and cinnamon in the oven does the trick.
